Our management strategy is focused on long term cash flow growth for the investor. We specialize in buy-to-lets and HMOs (House of Multiple Occupancy) with a goal to maximize return on cash investments for the investor and according to their investment strategy and leverage goals. The age of the investor, retirement goals and risk strategy are also key. Please note that we do not speculate or manage any capital flip projects.
Our management service helps the investor receive passive income by not having to be involved in the day to day running of the portfolio. Instead they have the freedom to focus on their core business or family and only need to address key decisions. Investors can outsource as much of the management service to us as they feel comfortable.
From the beginnings with entity formation and registrations to finding the properties and then finding lending for the properties, we are there to assist. Our portfolio management tracks the property yields and how to improve this with a constant balance of keeping tenants (and letting agents) happy but also spending in the right areas and acting quickly when there are problem tenants or vacancies.
Management packs track property performance yields (gross and net) with % costs of rent being a key factor. The strategy and goals are tailored for each area and investor. Admin is taken care of and key reports generated for accounts and tax. Research is also available on specific areas of the residential property market.
